Laying the foundations
Start July '19 Completed August '19
Status: Completed
After months of careful planning, the site is primed and ready for the first pour.
Standing on the edge of the site it's easy to look at the footprint and imagine the shape of the building to come.
Engineers and builders are waiting for the arrival of the steel and concrete.
This is an exciting time and a few months from now this area will transform as the first new homes are built.
Before the big pour, however, there are a few task to complete.
This milestone includes
Soil Testing
Started July '19 Completed July '19
In accordance with UK Law, the team will make sure the soil meets UK standards and is free from toxins.
Site Levelling
Started July '19 Completed July '19
Using sophisticated equipment, the engineers will ensure all measurements are accurate. In particular, the heights must be correct in relation to each other.
Site Clearing
Started July '19 Completed July '19
Removing any unwanted debris.
Pile Foundations
Started July '19 Completed July '19
This term refers to driving strong cylinders of concrete deep into the ground. These 'piles' will help support the buildings above.
Concrete Groundfloor Slabs
Started July '19 Completed July '19
Reinforced by steel, this poured concrete layer will be between 100 and 500mm thick.
Installing the tower crane
Started August '19 Completed August '19
After securing permits, the team will decide on a position for the crane. Only after the location is prepared will they bring the tower crane on site.
First column pour
Started August '19 Completed August '19
Only when everything is in place will the team pour the first column of concrete.
With solid ground beneath their feet, the Ravensbury Team is now ready for stage two: The Brickwork.

Envelope: securing the substructure
Start August '19 Completed November '19
Status: Completed
As it is a block of flats that is being built, it's essential that the construction is sound from the get go.
As you can imagine, this presents new challenges for the team. To begin with there is a complete section dedicated to stabilising the blocks from the start.
As with all the other stages of construction, the envelope stage takes place in steps.
This milestone includes
Concrete frame, ground to first-floor
Started August '19 Completed August '19
The construction of Blocks A & B requires a strong foundation and skeleton. This skeleton is formed by combining Steel and concrete to create the different floors.
Concrete frame, first floor to second
Started August '19 Completed August '19
Concrete frame, second floor to third
Started September '19 Completed September '19
Concrete frame, third floor to roof
Started September '19 Completed September '19
Striking the form work
Started September '19 Completed September '19
Now that the structure has its own internal strength, we no longer need the scaffolding. The team will, therefore 'strike' or remove this section. This will allow them to work inside the building itself.
Fitting the windows
Started November '19 Completed November '19
After completing the RC frame and concrete, the team can begin fitting the specialist windows.

The brickwork: from foundation to the third floor
Start October '19 Completed December '19
Status: Completed
With a strong foundation in place, the team can now begin assembling the brickwork. This is a phase with lots of activity on the site. For the first time, the project will rise from ground level.
Now that the important envelope structure is complete, the team can begin to raise the scaffold, and steel frame system which will be used during the brickwork.
Before the team can begin laying the bricks and mortar, there are a few steps to take.
This milestone includes
Raising the scaffold and ground-floor brickwork
Started October '19 Completed October '19
Taking great care, the team will build a temporary framework in order to complete the brickwork from the ground to the first floor and above.
Steel frame system
Started October '19 Completed October '19
In this form of construction, the next step is the installation of a steel frame. This frame will allow the team to begin the brickwork and make the building weatherproof.
Raising the scaffold and first-floor brickwork
Started November '19 Completed November '19
At this stage, the team will build from the first floor to the second.
Raising the scaffold and second-floor brickwork
Started November '19 Completed November '19
At this stage the team will build from the second floor to the third.
Raising the scaffold and third-floor brickwork.

Raising the roof
Start November '19 Completed June '20
Status: Completed
Looking out at the Site now it is now easier to imagine the completed building.
Now that the building has foundations, floors and walls, the next logical step is raising the roof. After fitting the roof and windows the team can get to work on the interior.
Before the team can fully weatherproof the site, however, there are a few jobs to do.
This milestone includes
Top floor cladding
Started January '20 Completed January '20
To give the building an attractive façade and allow it to blend into its surroundings the team will now apply a layer of cladding to the top floor.
Green roof system installation
Started May '20 Completed June '20
The next phase involves installing a specialist heat-saving roof system to make the building as energy-efficient as possible.
Installing the solar panels
Started May '20 Completed June '20
As a company with renewability at our core adding high-efficiency solar PV panels is a must.
Once these critical steps are complete, the focus can shift from the exterior to the interior of the building. This is the final phase before we move on to Stage Four: The Internal Fit-Out.
Materials used

Internal fit-out: taking the work indoors
Start December '19 Completed June '20
Status: Completed
From the outside at least, the buildings will soon begin to look like a finished article.
Soon, families will start to move in, but before that, the building needs an interior. There are walls, a roof, and windows, but there is still a good deal of work to be done before residents move in.
This milestone includes
Screed
Started December '19 Completed December '19
During this step, a concrete finisher performs a process called screeding. This is cutting off excess wet concrete to bring the top surface of a slab to the proper grade and smoothness.
The first fix
Started December '19 Completed December '19
Now that the house has a structure, workers will install the essential components to make it a home. This includes the electrics, plumbing and ventilation. Part of the first fix is the installation of cables, wires, pipes and other hidden fixtures.
Closing up the walls and dry lining
Started January '20 Completed January '20
Before the second fix, plasterers will carefully close up and finish the interior walls.
The first coat of paint
Started January '20 Completed January '20
Now that the plaster is dry and much of the internal work has been done, the decorators will apply the first coats of paint.
Kitchen Installation
Started February '20 Completed June '20
During this process, the team will install the kitchens and internal doors, skirtings and architraves
The second fix
Started February '20 Completed June '20
As soon as the plasterers and carpenters have completed the dry lining, the skilled workers will return to convert wires into sockets, and pipes into taps.
Wall tiling
Started February '20 Completed June '20
Tiles will be added to the kitchen and bathroom walls.
Powering up
Started June '20 Completed June '20
For the first time the building will be connected to the Grid. Water, gas and electricity will flow through its pipes, and there will be light, heat, hot and cold water.
Decoration and flooring
Started June '20 Completed August '20
At this point the painters and decorators will return to add the final touches to the interiors.
At this stage, the project is in the final phase of preparation for the first householders.
Before we can allow anyone to cross the threshold however, we have our own housekeeping to complete. Stage Five: The completed build.

The completed build
Start July '20 Completed September '20
Status: Completed
We can't wait to welcome you to your new home. Before we can hand over the keys however, we've got some administration to complete.
Stage five is a phase of reporting and assessing. It is the stage during which we sign-off on all the construction work done to date after a few final checks.
This milestone includes
Commissioning
Started July '20 Completed August '20
This is making sure that everything is in good working order. This involves us testing everything.
Snagging
