Foundations: Laying the foundations

After months of careful planning, the site is primed and ready for the first pour.
Standing on the edge of the site it's easy to look at the footprint and imagine the shape of the building to come.
Engineers and builders are waiting for the arrival of the steel and concrete.
This is an exciting time and a few months from now this area will transform as the first new homes are built.
Before the big pour, however, there are a few task to complete.
This milestone includes
Soil Testing

In accordance with UK Law, the team will make sure the soil meets UK standards and is free from toxins.
Site Levelling
Started June '19 Completed June '19
Using sophisticated equipment, the engineers will ensure all measurements are accurate. In particular, the heights must be correct in relation to each other.
Site Clearing

Removing any unwanted debris.
Pile Foundations
Started June '19 Completed June '19
This term refers to driving strong cylinders of concrete deep into the ground. These 'piles' will help support the buildings above.
Concrete Groundfloor Slabs
Started July '19 Completed July '19
Reinforced by steel, this poured concrete layer will be between 100 and 500mm thick.
With solid ground beneath their feet, the Ravensbury Team is now ready for stage two: The Brickwork.

The Brickwork: from foundation to the second floor

Status: Completed
With a strong foundation in place, the team can now begin assembling the brickwork. This is a phase with lots of activity on the site. For the first time, the project will rise from ground level.
Now that the important groundwork is complete, the team can begin to raise the scaffold, which will be used during the brickwork.
The bricks will be laid to form the skeleton of the building.
Before the team can begin laying the bricks and mortar, there are a few steps to take.

Raising the scaffold and first-floor brickwork

Taking great care, the team will build a temporary framework in order to complete the brickwork from the ground to the first floor and above.
Flooring

Once the walls are complete, the next stage is adding the flooring.
First to second floor

Once the floor is complete, the team can repeat stage one. This time moving from the first to the second floor.
Brickwork to the wall plate

The wall plate is a horizontal, timber support which helps strengthen exterior walls. The team will now position the wall plate so bricks can be laid beyond the ground floor.
With the brickwork and flooring complete, the next step is the roof work.

Raising the roof

Looking out at the site now it is easier to imagine the completed building.
Now that the building has foundations, floors, and walls, the next logical step is raising the roof. After fitting the roof and windows the team can get to work on the interior.
Before the team can fully weatherproof the site, however, there are a few jobs to do.
This milestone includes
Install roof trusses

Roof trusses transfer weight from one area to another. These are the diagonal beams you might see in an old barn.
Complete gable walls

Gable walls are the small triangular walls at each end of the roof. Together with the trusses, they help distribute the weight of the roof evenly throughout the building.
Roof tiles

Tiling the roof is a major milestone in the project. It is the roof tiles and windows which make the structure weather and waterproof.
Fitting the windows

Once the build is watertight, the team can begin fitting the specialist windows.
Installing the solar panels

Solar PV panels will be installed as a source of renewable energy for residents.
Once these critical steps are complete, the focus can shift from the exterior to the interior of the building. This is the final phase before we move on to Stage Four: The Internal Fit-Out.

The outside has a three layer protective treatment and is smooth and beautiful. The overall energy performance for Idealcombi flush panel doors is far above expected requirements.

Internal fit-out: taking the work indoors

Status: Completed
From the outside at least, the buildings will soon begin to look like a finished article.
Soon, families will start to move in, but before that, the building needs an interior. There are walls, a roof, and windows, but there is still a good deal of work to be done before residents move in.
This milestone includes
Stairs

Skilled workers will arrive to fit and add fixtures, but they'll need stairs to get that plan off the ground floor.
Screed

During this step, a concrete finisher performs a process called screeding. This is cutting off excess wet concrete to bring the top surface of a slab to the proper grade and smoothness.
The first fix

Now that the house has a structure, workers will install the essential components to make it a home. This includes the electrics, plumbing and ventilation. Part of the first fix is the installation of cables, wires, pipes and other hidden fixtures.
Closing up the walls and dry lining

Before the second fix, plasterers will carefully close up and finish the interior walls.
The first coat of paint

Now that the plaster is dry and much of the internal work has been done, the decorators will apply the first coats of paint.
Kitchen Installation

During this process, the team will install the kitchens and internal doors, skirtings and architraves
The second fix
Started January '20 Completed June '20
As soon as the plasterers and carpenters have completed the dry lining, the skilled workers will return to convert wires into sockets, and pipes into taps.
Wall tiling

Tiles will be added to the kitchen and bathroom walls.
Powering up
Started February '20 Completed June '20
For the first time the building will be connected to the Grid. Water, gas and electricity will flow through its pipes, and there will be light, heat, hot and cold water.
Decoration and flooring

At this point the painters and decorators will return to add the final touches to the interiors.
At this stage, the project is in the final phase of preparation for the first householders.
Before we can allow anyone to cross the threshold however, we have our own housekeeping to complete. Stage Five: The completed build.

We can't wait to welcome you to your new home. Before we can hand over the keys however, we've got some administration to complete.
Stage five is a phase of reporting and assessing. It is the stage during which we sign-off on all the construction work done to date after a few final checks.
This milestone includes
Commissioning

This is making sure that everything is in good working order. This involves us testing everything.
Snagging
Started July '20 Completed August '20
This is the process of looking for minor defects or snags. At this stage, the team will triple and quadruple check everything on the off-chance they may have missed a minor detail.
1st unit handover for inspection

Once we have tested and retested everything from the rafters to the foundations, we can move into the final phase: The external works.
Grounds work, housekeeping and the final touches

Status: In progress
All that remains now is to open up the site and tidy the grounds.
There's a little housekeeping to complete before we can welcome residents to their new homes.
This milestone includes
Hard landscaping

At this stage, the team will lay the final groundwork. This includes paving the driveways and installing fencing and garden fixtures.
During this stage, the site will be cleared of all waste, leftover materials, and unnecessary equipment.
Landscaping

Once the site is clear the landscapers and gardeners will install all the external furniture, fixtures and plant the trees, shrubs and lawns.
Technical tour

The site will be inspected in preparation for the final hand over.
The greenlight

It is only after we are 100% satisfied that all work has been successfully carried out that we finally sign-off on the homes and hand it over to the new residents.
